Q. I'm buying or selling a house. The real estate agent wants me to sign the contract. Should I sign it before my attorney reviews it? A. You can sign it subject to attorney approval. That way if your lawyer feels there's something wrong with it he or she can disapprove of it and you're not on the hook to complete the transaction.
Q. What does a seller have to do after the contract is signed? A. The first thing to do is to get the title documents to your lawyer. This includes, in most cases, at least the search, survey and deed. The search (also known as an abstract of title) is a booklet, attached at the top, that shows who owned the property since 1832, among other things. The survey is a map of the land and the structures on it.
Q. What does a buyer have to do after the contract is signed? A. The first thing to do is to take the contract to the bank of your choice to get a mortgage. The other big thing you have to take care of is to make sure you get homeowner's insurance before the closing. Your attorney will let you know if you need to do anything else. |
